Delisted 22/05/15 - Description History The farm outbuilding associated with Rose Ghyll Cottage is part of a small range of outbuildings enclosing the yard of what appears to have been a small C18 or early C19 smallholding on the southern edge of Retford, occupying one of a series of long plots of land extending eastwards from Rectory Road to the River Idle. These may have been burgage plots, and the building group may have developed from, or replaced earlier buildings in this location. However, the existing outbuildings all appear late in date, and the outbuilding contains no visible trace of early fabric, having been remodelled internally in the C20 with introduced interior partitions, windows and a staircase. Attached to the east wall of the building is a range of much-altered, lean-to structures facing across the yard to Rose Gyhll Cottage. Details A small late-C18 or early-C19, two-storey outbuilding, possible originally a stable, much altered internally in the late C20 and empty at the time of inspection (January 2015). MATERIALS: red brick with a clay pantile roof covering. EXTERIOR: the building is of two storeys, and formerly a farm outbuilding, possible a stable with overloft. The elevation to Rectory Road has a single doorway and a upper floor opening formerly a taking in door. The building has a dentilled eaves cornice, but is otherwise very plainly detailed. The elevation to the yard had a wide doorway to the ground floor with a split, vertically-planked stable door and a flanking window opening.. INTERIOR: the interior has been completely remodelled with much introduced C20 joinery and partitions, but at the upper floor level, the lower sections of plain, slender tie-beam trusses may still be seen beneath the C20 ceiling. FIXTURES AND FITTINGS: there are no surviving contemporary fixtures and fittings of interest. Historic England Recommendation Report Assessment CONSULTATION. The owners, who are also the applicants, the local authority, the Historic Environment Record and the Ancient Monuments Society were invited to comment on the factual details of the case as part of the consultation process. No responses relevant to the listing assessment were received. DISCUSSION The farm building range located within the curtilage of Rose Ghyll Cottage is a small late-C18 or early-C19, two-storey outbuilding, possible originally a stable, much altered internally in the late C20 and empty at the time of inspection (January 2015). It appears to have been listed, as farm building to north of Rose Ghyll Cottage, for group value with Rose Ghyll Cottage, and at the time of listing, in 1976, no internal inspection of either building appears to have been carried out. In the years since the buildings were first assessed for listing, both have been incrementally altered both externally and internally with listed building consent. The outbuilding range has been remodelled internally, with inserted floors and partitions, and there is now little visible evidence of its former use and internal detailing. As it appears that the building was originally listed largely for its group value, inappropriate alterations to the building will have diminished its value as a component of a group of vernacular buildings. The Historic England Listing Selection Guide for Vernacular Houses (April 2011) provides helpful guidance in this instance, as it acknowledges that 'often the outcome of an assessment of special interest will hinge upon the extent and impact of alteration and the proportion of historic fabric that survives' . Alterations carried out to the outbuilding range since its original listing have significantly weakened its special interest, and its relationship to the listed dwelling with which it is associated, to such an extent that it no longer merits listing. CONCLUSION After examining the available records and other relevant information, and having carefully considered the architectural and historic interest of this case, the criteria for listing are no longer fulfilled. The farm building range associated with Rose Ghyll Cottage in Retford is therefore recommended for de-listing. REASONS FOR DESIGNATION DECISION The farm outbuilding range associated with Rose Ghyll Cottage in Retford, listed as farm building to north of Rose Ghyll Cottage, dating from the late-C18 or early C19, is recommended for de-listing for the following principal reasons: * Group value: the architectural and historic interest and group value of the vernacular building group at Rose Ghyll Cottage have been significantly reduced as a result of incremental changes undertaken with listed building consent, to both the cottage and the farm building range; * Alteration: the farm building range has sustained levels of alteration which are incompatible with its status as a listed building. Countersigning comments: Agreed, this building has been altered with listed building consent and does not now have the special interest formerly ascribed to it, and therefore it should be removed from the List. Rose Ghyll cottage is also recommended for de-listing and so, if it is de-listed, this farm building range would subsequently no longer have the same level of group value.
